How t4ndem collects, uses, shares, and protects the information in your shared home search.

Last updated September 2, 2026

t4ndem is a product of Embr Holdings.

1.Introduction

t4ndem is a shared workspace for people buying a home together, operated by Embr Holdings ("we", "us", "our"). This policy explains what we collect, why we collect it, who we share it with, and the choices you have. It covers the t4ndem website, the mobile app, and the t4ndem Companion browser extension.

By using the service you accept this policy. If you do not agree with it, please stop using the service. This policy forms part of, and should be read alongside, our Terms of Service.

2.Information We Collect

Account information
Your email address, display name, and — if you sign up with an email and password — a hash of that password. We never store your password itself. If you sign in with Google or Apple, we receive your name, email address, and profile photo URL from that provider.
Home search content
The searches you create and everything in them: the search name, your weighted priorities, the properties you save (address, listing URL, price, attributes, and photos), your notes, per-person ratings, and the pros and cons you and your collaborators write.
Budget and financing details
The figures you enter to plan a purchase: target price, monthly payment, cash available, down payment, property tax, insurance, closing costs, and interest rate. Your readiness checklist may also include your financing stage, lender name, pre-approval amount and expiry date, chosen insurance provider and annual premium, and whether documents such as proof of funds are ready.
Collaborator and contact details
The email addresses of people you invite to a search, and the names, companies, emails, phone numbers, and notes you record for your agent, lender, escrow officer, and insurance contacts.
Listings captured with the Companion extension
When you save a home from a supported listing site, the extension reads that page and sends the listing details and photos to your own account. It reads a tab only when you ask it to save the home on it.
Device and connection data
IP address, browser and operating system, session metadata, and error logs generated while you use the service.

We do not ask for and do not want bank account numbers, card numbers, Social Security numbers, tax returns, or credit reports. The readiness checklist records only that a document is ready — never the document itself.

3.How We Use Your Information

  • Provide and maintain the service, your account, and your searches.
  • Keep a shared search in sync so every collaborator sees the same priorities, budget, and homes.
  • Enrich the homes you save with public property records — sale history, tax and HOA figures, listing status — so a saved home stays current.
  • Store listing photos in our own storage, so a search does not lose its images when a listing is taken down.
  • Send transactional email: address verification, search invitations, and the notifications you have turned on.
  • Diagnose errors, monitor reliability, and improve the product using aggregated, de-identified usage data.
  • Detect and prevent fraud, abuse, and violations of our Terms of Service.

We do not sell your personal information. We do not serve advertising or share your data with advertisers. We do not use the contents of your searches — your budget, your priorities, or your notes — to train AI models.

4.How We Share Your Information

We do not sell personal information. We share it only in the circumstances below.

People you invite
A search is shared by design. Anyone you invite can see that search according to their role — owners manage it, editors change priorities and budget, agents and viewers read it. Invite deliberately: an invitation exposes that search’s budget and financing details to the person you invite.
Service providers
Vendors that run parts of the service on our behalf, under contracts that limit them to that purpose. They are listed in the Third-Party Services section below.
Legal obligations
Where we are required to by law, regulation, subpoena, or court order, or where disclosure is necessary to protect our rights, your safety, or the safety of others.
Business transfers
If Embr Holdings is involved in a merger, acquisition, or sale of assets, your information may transfer as part of that transaction. We will give notice before your information becomes subject to a different privacy policy.

5.Data Retention

We keep your information for as long as your account is active. When you delete your account, we remove your personal data from our active systems within 30 days and from backups within 60 days, except where we are required to retain it by law.

Content you contributed to a search you do not own — a rating, a note, a home you added — remains part of that search for its remaining members after you leave, because removing it would silently rewrite a record other people are relying on. Aggregated, de-identified statistics that cannot be tied back to you may be kept indefinitely.

6.Data Security

  • All traffic between you and the service is encrypted in transit with TLS.
  • Data at rest is encrypted by our infrastructure providers.
  • Access to a search is enforced per member and per role, so a viewer cannot edit and a non-member cannot read.
  • Internal access to production data is limited to the people who need it to operate the service.
  • Sessions are token-based and can be revoked by signing out.

No system is completely secure, and we cannot guarantee absolute security. If a breach affects your personal data, we will notify you and the relevant authorities as required by applicable law. Using a strong, unique password — or signing in with Google or Apple — meaningfully reduces your risk.

7.Your Rights and Choices

Depending on where you live, you may have the right to:

Access
Request a copy of the personal data we hold about you.
Correction
Ask us to fix information that is inaccurate or incomplete.
Deletion
Ask us to delete your personal data, subject to legal retention requirements.
Portability
Receive your data in a machine-readable format.
Objection
Object to certain processing, including any marketing email.
Restriction
Ask us to limit how we use your data while a request is resolved.

You can change your profile and notification settings at any time in the app. For anything else, email support@mail.t4ndem.com and we will respond within 30 days. If you are in the EU or EEA, you also have the right to lodge a complaint with your local supervisory authority.

8.Cookies and Tracking Technologies

We use strictly necessary cookies only. We run no analytics cookies, no advertising cookies, and no cross-site tracking.

Session cookie
Set when you sign in, and used to keep you signed in. Blocking it makes it impossible to use an account.
Companion extension
The extension reads the t4ndem session cookie so it can save a home to your own account. It does not read cookies for any other site.

Any usage measurement we do is aggregated server-side and does not depend on cookies or tracking pixels.

9.Third-Party Services

The service depends on the providers below. Each has its own privacy practices, and we encourage you to read them.

Convex
Database and backend that stores your account and your searches.
Cloudflare
Web hosting, content delivery, and the object storage that holds mirrored listing photos.
Resend
Delivery of transactional email — verification, invitations, and notifications.
RentCast
Public property-record lookups. We send a property address to enrich a saved home; we do not send your identity, your budget, or your notes.
Google and Apple
Optional sign-in. We receive your name, email address, and profile photo URL, and nothing else.

t4ndem's use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements. We use Google sign-in solely to authenticate you and populate your profile, and we never transfer that data to others except as required to provide the service, comply with law, or in a merger you have been notified of.

Listing sites such as Zillow, Redfin, and Realtor.com are not our partners and receive nothing from us. The Companion extension reads a listing page you are already viewing, at your request, and sends it only to your account.

10.International Data Transfers

We operate from the United States, and our infrastructure providers process data there. If you use the service from the EU, EEA, United Kingdom, or another region with data-transfer restrictions, your information will be transferred to and processed in the United States. Where required, we rely on Standard Contractual Clauses or another approved transfer mechanism.

11.Children's Privacy

The service is not directed to anyone under 16, and we do not knowingly collect personal data from children under 16. If you believe a child has given us personal data, email support@mail.t4ndem.com and we will delete it promptly.

12.Changes to This Policy and Contact

We may update this policy from time to time. If a change materially affects how we handle your information, we will give notice by email or in the app at least 14 days before it takes effect. The "Last updated" date at the top of this page always reflects the version in force.
